The price of construction varies depending on various factors, such as the size of the floor space, type of business, and condition of the property. In our experience, prices ranged from about 50,000 yen per tsubo (1 tsubo=3.3m²) to 1.2 million yen per tsubo.Furthermore, it seems that the when most people refer to tsubo units, they are assuming 20-40 tsubos.Naturally, the unit price increases as the floor area decreases, and decreases as the floor area increases.Prices will also fluctuate greatly depending on the initial state of the facilities of the contracted property.

- Question 02. Can I ask for just the design drawings? How much are the design and planning costs?

Yes you can. Please select this option if you have already decided on a contractor, or are relying on a friend for construction, or the construction is still far away.
The design cost is calculated based on the number of tsubo (1 tsubo=3.3m²).
The standard prices are as follows:
0-19 tsubo: 50,000 yen per tsubo
20-39 tsubo: 40,000 yen per tsubo
40-59 tsubo: 35,000 yen per tsubo
60 tsubo and up: 30,000 yen per tsubo

There is a one year warranty for interior construction, five years for waterproof construction (two years for urethane), and each ready-made product and manufacturer's product are subject to their respective warranty regulations.You will be completely covered once construction is completed.Please contact us on any matter, regardless of how trivial you may think it is. Opening costs include, but are not limited to, property acquisition costs (previous rent, brokerage fees, deposits), interior construction costs (quasi-construction costs, government application costs, equipment purchase costs), purchase costs, operating costs, and so on.Costs vary widely.Take, for example, a restaurant of 20 tsubo (1 tsubo=3.3m²) that costs 300,000 yen a month to rent. If the deposit is 10 months worth of rent, the property acquisition cost will be 3.6 million yen, construction costs will be 10 million yen at 500,000 yen per tsubo, labor costs will be 2 million yen before purchasing and opening the business, if the break-even point is 2 million yen per month, the working capital stock for 3 months is 6 million yen. In total, the opening fund would be about 22 million yen.
The self-financing ratio varies depending on the customer, but you should be aiming for at least 50% or more. This makes it easier to pass the financing inspection review.

- Question 18. I amm planning to move stores, but could you help me transport and reinstall the equipment that I am currently using?

Yes we can. First of all we would like to commend you for reusing things that can still be used. This will reduce construction costs as well and increase management safety rates.
Kitchen appliances that require maintenance can be covered by warranty by taking them down and reinstalling them.
However, some items can be damaged if removed so we will be sure to do thorough checks beforehand.
- Question 19. Could you include in your designs, materials and fixings that I have bought myself?

- Question 20. We can not get in touch with the previous company that had done interior work for us, which means we can not get the plans of our store. This is a problem for us as we are planning a renovation.
